When the The NRP Group approached Alamo Architects to take a fresh look at their affordable apartment product line, we sought out new ways to develop common-wall garden apartments that would create more desirable, marketable communities within established budget ranges for the sector.

The results of this re-conceptualization are showcased at the 230-unit Costa Valencia developments in San Antonio, Texas. The buildings are carefully sited to instill a comfortable sense of neighborhood, and the community center, with its tall campanile, gives the development a centerpiece. A main street with sidewalks, street trees, and parallel parking runs north to south across the site, fronted by buildings and courtyards. We carefully planned construction to save existing trees, resulting in the “grown-in” look of a mature neighborhood the day the project opened.

Taking advantage of economies of scale is critical to the success of housing projects in this sector. To this end, three different building types were developed, and sited to minimize a sense of repetition. Facade variations and exterior color are strategically employed to set up a pleasing visual rhythm down the block, and to give a sense of individuality to the various public spaces throughout the development.
